The home’s white oak hardwood floor was in need of repair and a fresh look to increase its marketability.

Step 1: Repairing the Damaged Flooring

There was significant damage in the living room area, which we addressed by carefully repairing the floor with one bundle of matching white oak. Our attention to detail ensured that the repaired section blended seamlessly with the rest of the floor.

Step 2: Sanding the Main Areas

After the repair, we proceeded to sand the entire floor in key living spaces, including:

• Living Room
• Dining Room
• Kitchen
• Entryway

Sanding down these areas prepared the wood for a smooth and even stain application. This step is crucial for removing the old finish, evening out the surface, and allowing the new stain to penetrate the wood more effectively.

Step 3: Custom Stain Mix for a Modern Appeal

To enhance the home’s appeal, we used a custom stain mixture recommended by the real estate agent. The mix consisted of 50% Bona Jacobean and 50% Ebony stain, resulting in a rich, contemporary look. This dark stain complemented the home’s existing decor and created a sleek, modern aesthetic that would attract potential buyers.

Step 4: Applying a Satin Water-Based Finish

After the custom stain was applied, we sealed the floor with three coats of water-based satin finish for a long-lasting and beautiful result. To achieve the smoothest possible finish, we also:

• Buffed the floor with 220 grit mesh before applying the final coat.
• Used a satin finish for its subtle sheen, which is highly popular in real estate for its elegant yet understated look.
